TRANAS is situated close by the great Lake Sommen, a real gem showing nature at its best and with some 300 islands to explore. During the summer you can experience the idyllic atmosphere of the skerries when bathing . Some of the finest fishing with numerous species to many to mention or try a spot of ice fishing during the winter period. Or perhaps a memorable boat trip on the old steamship Boxholm11 with lunch laid on, might just take your fancy.

OR you can rent a boat by the day from the marina which holds 1000 craft and go on your own adventure tour.

For the cycling enthusiasts, over 130 klms of track around the lakes circumference with many areas of sandy shoreline to enjoy. Bicycles can be rented by the day or week.

THE APARTMENTS

We are currently offering 2 separate apartment blocks which have undergone extensive refurbishment to include new fitted kitchens with appliances and new bathroom suites.

SERVICE CHARGES: which at first glance may seem quite high BUT INCLUDE all of the following:

  • Annual property tax
  • Buildings and public liability Insurance
  • Cleaning of all internal and external common parts including snow clearing and gritting during winter months.
  • Heating and lighting of the common parts and if you do not occupy your flat during the winter months it also includes heating within your apartment maintaining a safe minimum temperature. (please note: all radiators have an independent meter fitted which registers electricity consumed for which you are liable over and above the minimum usage referred to).
  • Constant hot water 24 hours daily
  • Lift maintenance
  • All common area costs for cleaning and painting of the facade, renovation of ceilings, Pipes, drainage. Exterior renovation and exterior electrical ventilation equipment plus all related vat.

All of the above outgoings are inclued in the annual service charges, pre-calculated and approved by owners and certified annually by an accountant.
You as an owner have the right to voice and determine your own affairs by democratic vote held at the annual general meeting of resident owners.

YOU PAY ONLY FOR ELECTRICITY
THAT YOU CONSUME

IN ADDITION: Each apartment has a centrally heated storage room in the Basement and a separate secure caged area for your Bicycles, skies etc. and in addition there is a secure cold cupboard for boxed or canned food products i.e. sacks of vegetables etc. There is a communal laundry room on the ground floor with a washing machine, spin dryer and ironing facilities.
 

OUTSIDE AMENETIES: for which there is a separate annual charge per family of approx £45. entitles you to a special card giving access to a brand new swimming pool, a tennis court , a safe play area for children with a wonderful selection of swings. slides etc.

There are also several barbeque areas for all the family to enjoy the use of and where you can mingle and meet with your neighbours. Ample free car parking areas for everyone.
